Background:
Oasis Cafe is a family owned restaurant located in the center of downtown Xenia. Food served include hot and cold sandwiches, several entrees, homemade soups, salads, and cookies It was established in 1997 as primarily a carryout and deli with limited seating, and expanded into the adjacent half of the building several years later when a full service dining room was added.
The original side (13 E. Main) is now the kitchen and lobby for checkout and carryout orders. The dining room side (17 E. Main) is exclusively a dining area.
A predominant part of the business is carryout, which can vary from roughly 50% to 60% of total sales. Catering to local corporate customers brings in considerable business as well.
Description of Property for Sale and Lease:
Oasis Cafe is a tenant located in the first floor of an historical building. Owners of the building currently own the restaurant, so transfer of the lease is not an issue.
Total square footage of the restaurant is approximately 2553 square feet. The 17 E. Main side includes 886 sq ft in the main floor dining area and 309 sq ft secluded dining loft. The 13 E. Main side is 1025 sq ft. and includes the kitchen, lobby and restrooms. There is an additional office area in the mezzanine, which totals 333 sq ft.
The dining room can accommodate approximately 50 seats downstairs and 24 in the loft.
The basement area is not included in the lease agreement, however some space may be available for storage of seasonal decorations, etc.
Because this is a historical building, the owners have the right to restrict and approve changes to the interior so as to protect marble on the walls, woodwork, etc.
Assets being sold:
This is an asset sale. All equipment, utensils, and accessories in the kitchen area, plus counters and shelving are included. (see list). Decorations in the kitchen/lobby area are also included. Excluded are various items which belong to vendors, such as coffee and soft drink dispensing machines and refrigerated display case. Continued use of those items depends on any future agreement made by the buyer with those vending companies.
All tables and chairs in the dining area are included in the sale. (Excluded are some seasonal decorations which are personal property.)
Additional items include the restaurant website (with assumption of approx $10 monthly payment to maintain the name and $10 monthly payment to the web host company), electronic copies of the menu, and all recipes.
Purchase Price and Lease:
Full purchase price for the described assets is $115,000. Monthly rent (lease) of the restaurant site will be waived for the first three months.
